DC&E is preparing an Environmental Impact Report for a proposal to construct 19 single-family homes on a 14.8-acre site on North San Pedro Road in the Santa Venetia area of Marin County.  The project site presents many design challenges and potential environmental issues that require careful evaluation.  Of particular concern are the site's steep terrain and the stability of the hillside.  In addition, the site's hydrologic conditions will require careful examination due to the presence of a pond that holds upstream runoff during the wet season.  Access to the site is from a narrow road intersecting North San Pedro Road at a point with limited site distance; thus the EIR will evaluate this access point as well as the volume of traffic generated by the project.  Since the site is heavily wooded with a variety of native and non-native vegetation, the EIR will also assess the biological and habitat value of the site.
