Triad Communities

The proposed Angwin Eco-Village in the unincorporated Napa County, Town of Angwin, would include 380 dwelling units and approximately 50,000 square feet of commercial space in a sustainable, clustered pattern surrounded by agriculture. DC&E prepared two assessments for the project developer to identify potential project impacts on schools and public services. The schools assessment included an inventory of existing school capacity, quantitative student generation estimates, and school revenue estimates based on state-mandated developer fees and an increase in property tax values anticipated from the project. The public services analysis included a review of current facilities and staff for police, fire, and search and rescue service providers, and an assessment of potential impacts to those providers resulting from build out of the project.
