Marinwood Village Master Plan

DC&E worked with the owners of Marinwood Plaza, the Marinwood community and the County of Marin to develop a consensus-based vision for a mixed-use village center at Marinwood Plaza. DC&E led a series of meetings with the Marinwood Plaza property owners, a non-profit developer, community representatives, and representatives from the County to resolve programming issues for the site, with a focus on economic feasibility, community desires and possible retail tenants. DC&E also prepared drawings of alternative development concepts for the site that addressed land use mix, building massing, circulation, parking, streetscape elements, and open space amenities. DC&E also facilitated two public workshops to review the alternatives and finalize a preferred alternative for the site. All parties agreed to a set of “guiding principles” that set forth the parameters of development and call for public gathering spaces, pedestrian friendliness, sustainable design and resource-efficient models of construction, renovation, operation, maintenance and demolition. As a result of DC&E’s facilitation, the preferred alternative allows the property owner, the community and the County to meet their interests. The County will gain a significant amount of affordable housing, the community will gain a grocery store as one of the retail tenants of the project, and the developer will gain a financially feasible concept.
