Downtown Infill Conceptual Building Designs

City of Lafayette

DC&E studied several vacant or underutilized sites in Lafayette’s downtown to help the City assess development opportunities and potential increases in public parking capacity while ensuring a high-quality pedestrian environment along public streets. At one privately-owned underutilized site along Moraga Road, DC&E worked with the City and landowner to consider possible joint development of private uses with a public parking structure. DC&E developed and analyze conceptual building alternatives such as combining the parking structure with a senior housing facility, a medical office building, and market rate townhouses. DC&E also developed conceptual alternatives for a highly visible City-owned parking lot at the corner of Mt. Diablo Boulevard and Oak Hill Road. This study determined that combining the City-owned corner site with an existing commercial property next door would provide an opportunity for a corner-anchoring commercial building with parking behind. DC&E’s designs helped to spur dialog between the City and the owner of the commercial parcel.
