Oakglen Specific Plan and EIR
San Luis Obispo County
DC&E is preparing a Specific Plan and EIR for the Oakglen Avenue area in Nipomo, an unincorporated community in San Luis Obispo County with a population of approximately 14,500. The Specific Plan will offer the Nipomo community a chance to decide what types of development are most appropriate in this area, and to identify improvements to a creek and a historic adobe residence in the Plan Area so that they can serve as amenities for the entire community. The Plan will also enable the County to find solutions for infrastructure issues that have restricted development in the Plan Area, including limited access for emergency response vehicles as well as a tightly-constrained water supply. To address the water supply constraints, DC&E will also propose revisions to the County’s Transfer of Development Credit (TDC) program, so that new development in the Plan Area can occur without increasing potential water use in the Nipomo Mesa Water Conservation Area.
